Consult with a lawyer first thing in the morning, there are ways to stop foreclosures. Call legal aid if you don't have a lot of money they base it on what you make not a flat fee. The bank really wants all their money and they don't want you filing bankruptcy on them so they never see any of it.

Is this final, or is this the step where they tell you "you have 30 days to get current or we foreclose"?

If it's not final yet, all you have to do is get current on your payments. Believe me, the mortgage company doesn't want your house. They want your money. They'll probably stop proceedings at any time if you get your payments up to date with them.

Not the best advice I have seen on the forum, noting personal but an attorney is not the best option. And with legal aid you get what you pay for. Find a company you trust to talk to and get ideas and if the company is legit they will offer a money back guarantee if they can not get you a workout. If you were going to have surgery would you go to a free clinic or hire the best service that money can buy, although the most expensive is not always the best. I know of a handful of solid companies and many many companies that outsource or sell their leads. Talk with the company and make an informed decision, but stay away from attorneys they can get expensive fast.

The only issue I see with your advice is if a homeowner is not in foreclosure you are dealing with collections department and they are not qualified to offer any service other than reinstate or an occasional repayment plan. Once foreclosure is initiated the game changes and you deal with a different skill set, which are not collectors.
