To me, it is a home owner in trouble with a lender and they are taking you to court to take back their property. It will no longer belong to you and you must move out.

You mean as in a mortgage foreclosure?When you buy property that you can't pay cash for you need to borrow money. In return for lending you a big pile of money, the bank asks for a document stating that if you can't pay back the loan they can take over the property. That document is the mortgage. When someone stops making payments, the bank exercises its legal right to take over the property. That process is called foreclosure.
