Default Questions regarding a Foreclosure?

1. How long do I keep paying the Homeowners monthly assessment fees. Am I responsible, until the foreclosure is finished and recorded?2. How long do I keep paying the homeowners home insurance. Again, am I responsible, until the foreclosure is finished and recorded?3. After I move all my stuff out of house, should I call the bank and tell them that I will no longer be making payments? Make sure you tell him that I have just stopped making payments to the bank.

Hi Greeneye,The last question is confusing me. Are you ALREADY behind, or are you walking away? If you are not yet behind or the bank has not yet sent the foreclosure letter to you PLEASE contact a professional Realtor in your area and see what they can do to get you out of the house. There are many options out there like private lenders, equity lenders, investors, etc. The LAST one is foreclosure. If you are already in foreclosure I am very sorry to hear that. Many Americans are caught in tough situations right now. Do what you can, keep your family going and move on. It's a hard thng not only for your credit but mentally and physically.Here is my advice:1. Call an attorney that specializes in foreclosures. Not one of the yahoos from roadside signs. Look around and ask questions. They WILL be your best friend in this. Maybe you need to file bankruptcy.2. Call another lender and a professional Realtor to see how they can help you. Neither one of them costs you anything to talk to. There are lenders that will re-finance you while in foreclosure and get you out of the loan you are in. It will cost you in the long run, but not as much as the foreclosure will.2. Call the HOA and let them know. They can and will file a lien against you for any unpaid dues. Usually you are responsible until your name is no longer attached to the property. As soon as you can prove you don't own the property any more take them copies of the paperwork. Don't rely on the lender or anyone else to do it.3. Same thing with the insurance. In the interim see if you can get your insurance premium lowered by dropping unneccessary coverage. Ex: If you don't live there you don't need contents insurance.4. Utility suppliers can also come after you for back payments. And they can make life difficult for you in your next residence. Even if you rent you will need electricity.Try to avoid hurting your credit as much as possible. I'm not a big fan of our credit system, but it's the one we have, so you have to play the game.
