Default regarding pre-foreclosure and assignment...

...of deed of trust? There is a house in my neighborhood that was recorded with a notice of default in May. In August, now it says assignment of deed of trust with the mortgage company next to it. What does this mean?

If the warranty deed shows a transfer from the homeowner to the mortgage company it could mean that the homeowner decided to just sign over the house to the bank and forgo the foreclosure procedure. Most foreclosures take no less than a year from the initial summons.
