Default House to be foreclosure auctioned in two...

...days. Can we negotiate with the bank now? We are tenants of a house that is going to be auctioned in two days (foreclosure) The landlord called us yesterday and asked us to pay next months rent as he plans to negotiate with the bank and make some arrangement so we can continue to live here and pay him rent.Is this possible for him to negotiate something with the bank at this short notice? The house is valued at $145K and he has a judgment amount of $623K. We haven't found a house suitable for our needs within the budget, so we are considering taking this. But this guy is a lousy landlord, hasn't fixed anything around the house that needs to be done, keeps taking rent and doesn't pay the mortgage (that's the reason it is going into foreclosure). He is an investor who lost three of his homes and this is his last one.Please advice. Thanks
