with foreclosure.? My friend owns two houses. One he lives in and the other he rents out to a family. However, his second property is under foreclosure and the trustee sale is going to happen in about 3 days and he has not told the family ANYTHING. I argue with him constantly about it and how he should at least tell them something if not do more. He says he dose not have to do anything. So I want to know what are the legal obligations a landlord has to his/her tenants when the property is going to be sold at auction. We live in Los Angeles, CA if that helps. And please don't involve ethics and morals in this. Thank you.

In a way he is right. The tenants have 90 days under the Protecting Tenants at Foreclosure Act of 2009 signed into law by President Obama from the time the bank or mortgage company gives them a notice to vacate. Still, the ethical thing to do is to inform the tenants and let them know the property is changing hands.
