Default house foreclosures, car repo, lost job... what to...

...do? Ok here's my situation. 1- the reason I want to let my house go is that I have to pay more than I get to enjoy the house, like I owe $300K but it only worth $200K now. Plus I have to pay for $200 HOA, $50 land lease (townhouse), rent out 2 of my rooms, & I stay in a small room. So basically I'm sharing a room but have to pay for $1500 difference after the roommates pay for their rents.2- my car is upside down. I owe $28K & it worths $20K now. & my payment is $580 for another 54 months.3- my job is inconsistent. I made only $2k last month.4- if i move out, I only have to pay $600 the max to rent the room.Question is, should I just give up everything & let the credit run bad for 7-10 years? I won't be buying another house until i'm 40 with my future spouse b/c I'd never buy a house with 1 income again.My parents & siblings told me to just hold on to the house & live like that b/c at the end I have the house.thanksI have ZERO credit card debt. The only debts i have now are my car & my house.It's not about the value of the house, but about my financial situation. I can't afford it anymore. Too stressful to think of making money to pay for the mortgage everyday.Grey, I'm in the process of modifying my loan now.
