Default help my interest rate is adjusting

In had an adjustable rate mortgage with Ameriquest. Mortgage amount was for $265,000 and the house appraised at approximately 290,000. Felt the house had been over appraised at that time and that is how we were able to get the mortgage (ex.of a subprime mortgage). In 2006, interest rate & monthly payments increased by $200, & continued to increase every 6 months thereafter. In 2007, CitiResidential bought our mortgage. To keep up with the payments, we fell behind in our property taxes. This last year, CitiResidential paid our back property taxes and tacked that amount due onto our monthly payments. Now our payments were more than our monthly income. Partial monthly payments were refused and refinancing with them was denied. Jan. 2008, CitiResidential filed \"foreclosure\" papers on us with a Sheriff\'s Sale scheduled for Sept. 9, 2008. During this time (2006 - 2007) my husband dealt with prostate cancer and had surgery which caused loss of work. In March, 2008 we listed our house with a realtor with the hopes of a \"short sale\". After being on the market for 6 months, listing at $239,000 and dropping down 4 times to $199,900, we had only one buyer. Deutsch Bank is also named in this with CitiResidential. They sent thier appraiser out and he came up with an appraisal of $210,000. The buyer offered $185,00 0 and the Bank insisted on $199,900. The buyer, today, dropped his offer and we are back to square one. Is there anything you can help us with in stopping this foreclosure by finding a way for us to keep the house, or finding a \"quick sale\" to pospone the impending Sheriff's Sale
