short sale help in Orlando

I owed 201K to Citi I owed 40K to chase I owed 14,000 taxes for July. I put the home for sale - everyone was notified - Citi sent my file to attorney on 11/25 - and I have received a contract for a lot less - but will counter - I just need to be able to work the contract out - no financing is needed for the home - it is all cash can close by month's end.
