I helped my mom buy this property. because of her bad credit she talked me into putting it in my name big mistake she decided to stop making the payments, my daughter was also living in the house paying 600. a month after about 8 months my mother decided to throw her out because she felt that wasen’t enough money. Due to a new job, we moved to Alabama.* We were advised to rent the property at the time because the Air Force was to move some 15000 new troops into the area and the realtors felt that the housing market in our area would recover within a year.* This was at the beginning of the national market crash, and no one knew of the eventual scope.* So, we rented the home for year, then put it on the market.* After 7 months, we received a full price offer (still at a loss for us, but do-able).* The deal fell through when the appraisal came in at 22,000 less than the agreed upon price.* Now, a year later, we #1 are running out of money (the rent only covered about 2/3 of the mortgage), and #2 just received notice that our renters are moving out, leaving us with the entire mortgage payment.* We have missed no payments to date, but it is inevitable in the near future.* Also, the rental rates in the area have fallen, so even if we were to rent the home soon, it would be impossible to make the mortgage payment as our savings are nearly depleted.* What options might we have?* I keep hitting dead ends when I try to talk to my lender because #1 it is no longer our primary residence, and #2 we have not missed any payments.* We owe about 175K on the home and the recent sales look to be in the 150k range at the most for a comparable home.* We do own a home now in Alabama as well with an 80/20 mortgage.* Maybe that is the home we need to look at doing something with the mortgage? We inevitably will fall behind within the next 2-3 months at most.* The market is continuing to decline because the Air Force (see above) has delayed indeterminately the transfer of the troops to the area.* Now, in preparation for these troops that were supposed to come, many new homes have been built and are on the market as well.* Our original lender was Countrywide, now Bank of America.
