My ex husband wasn’t paying the payment. I keep the house I tried to work with the lender on a payment agreement they would not . Shortly after refinancing my home last year I neglected all of my financial responsibilities and was ultimately diagnosed with Clinical Depression. During this time period I had also fallen behind with all of the household obligations. From the beginning of the foreclosure process I was told that I could not send in a payment because it could not be processed. An attempt was made to pay my local proprty taxes as well and these payments were returned because the lender had assumed the taxes. Since this time my financial picture has imporved and all other financial obligations are current excepting the mortgage. For the better part of a year, I have been told by the lender that I was being submitted for a loan modification and was constantly told I should hear within two (2) weeks. I just found out yesterdat that I have been denied because I do not meet investor guidelines and nobody can tell me how I can meet these guidelines. I am told that $64,035.69 is the reinstatement figure and this is out of my reach.

My mortgage is through Countrywide Home Loans. My financial picture has improved significantly. I am earning more money at work and the only creditor that I am behind with is Countrywide. My Clinical Depression has been treated and is no longter adversely affecting my life. Foreclosure Programs

If you have all the correct information, you generally do not need a third party to modify your loan. Loss mitigation departments are seeking out troubled homeowners to help them modify their loan. As long as you know who to contact, how to structure you income/expense worksheet and what you can get out of a modification. The biggest problem with homeowners negotiating their own modification is not knowing how to maximize their modification. Desperate homeowners usually roll over and take what the banks give them without doing their research. If you learn about loan modification and how to deal with loss mitigation departments you will be able to get the best results on your own.
