Can anyone recommend a good title company? - Loan Modification - Free Foreclosure Help

I am a new investor who will mainly be assigning deals. I want a title company that can deliver on the services that they promise and are priced reasonably. One who can pull reports and may work with you on the price of doing so once you build a good relationship.I'm located in the Dallas, TX area. I will also consider companies that deal nationwide as long as they are good. Thanks in advance.

I have a follow-up newbie question...why do title company fees vary so much (not just state-by-state). What are they actually charging for besides title search?
