Default Who's responsible when the title company...

...didn't find a lien? Seller just sold a property I have a lien on. The title company missed my lien in their title search. The seller was aware of the lien before he sold the house and signed an affidavit stating there was NO LIEN. Who is responsible for paying the lien now? I've contacted the title company and haven't heard back from them. Do I need to contact the buyer as well?Should I call the buyer and inform them of the problem? I don't think they're aware that there is a lien on their house.Yes, my lien was recorded properly. The seller initally went into foreclosure and I was notified. He pulled out before they foreclosed and sold the house the next month.Mr Placid - the lien has not been sitting for years and years. I placed the lien in Feb. of 2009 and have been actively trying to collect.
