Default need help

My house has been on the market for six months and we thought we had it sold this morning. After talking to every lender my realtor could think of she found out that there is no one that will lend on this type of property. What are my options... if ther is any.

Default Short Sale

Have you tried a short sale. Need additional information about the reason lenders will not give a loan on the property. If you can get a big enough discount you may have a better opportunity to get it sold. If all else fails and you are more than 30 days from sale date you may be able to get a DIL (Deed in Lieu) we have been successful getting cash for keys. I have heard and not a credit expert but a DIL looks better than a foreclosure.
