...What are some lenders that offer mortgages for about $25,000? We've found a house that we want that's going through foreclosure and the balance of the loan is $25,000? Most lenders start at $50K or $100K. The lowest I've seen so far is $30K. Are there any out there that will lend such a small amount?

Have you talked to your normal bank? They might do a personal loan instead of a mortgage loan.

Have you tried to get hard money? Get a loan for 50K fix up the property and refinance or sell. If you sell then all of a sudden after a few flips you have the 25K cash to purchase and keep your money churning.
