Real estate, mortgage and foreclosure...

...question? I would like to know if I am the co-signer of a loan and the borrower is thinking to foreclose, and is willing to give over the property to me, is this possible for the owner is take his name out of the mortgage and deed? So I can take full responsibility. from here and avoid the foreclosure.
