...after foreclosures and judgments? I am trying to get my client a home loan next year, and they have judgement and foreclosuer on his credit report. How can he get around it? The people have treated him unfair

This is a tough 1. I too have people who contact me who wish to repurchase and I have not gotten them financed. What many investors are doing is going hard money which is expensive 20% to 40% down, but they will be financed at a high rate of interest. The other thing to do is for your clients to ask someone else to purchase the property for them and have a contract (Lease agreement) until your clients can qualify on their own. Also, try Craigslist, in your local service section under Real Estate or Financing. Look for private investor will put up the financing. You can even try posting an ad in craigslist for this. Once you get your clients qualified in this manner, you can specialize in this difficult niche making you more in demand. Good Luck!!
