America's Servicing Company-how to reach specific rep??
Shot in the dark, I know. I've tried to contact a guy named Francois at ASC's Loss Mitigation, he's my negotiator they tell me. I call the general Loss Mit number but they won't put me through and seem tough as nails. Anyone know his extension number, or a website or way to find out what it is? Do they have a website? Thank you!

While researching the loss mitigation biz, I came across a site that sold phone numbers and other "insider" info to get thru to ASC. They were selling two diferent pkgs. one for $9.95 and one for $29.95. I don't remember what site is was, but you could propbably find it by googling ASC.

Loss Mitigator and Seller, Can both be one person?
Is it possible to be both the loss mitigator and the owner of the property in default? Or rather outsource the deal. Won't the former be a better way to learn the business if you are new?

Becca, in our loss mitigation training manual which we have coming out, will have all of these numbers. This is very privy info and changes constantly. I would be skeptical about any company that just sales this info.

I hate to tell you, but the most difficult thing when dealing with lenders is just getting the authorization in. 95% of the time you'll have to fax it in several times. These people are just bombarded with requests and you'll have to learn that they set the rules.
In most business settings if you ask for a certain individual you would be transferred, but not with the lenders. You must go thru their procedure inch by inch until they "allow" you to talk with someone with a name. It's like dealing with the IRS.
ASC main number is 866-359-4876 good luck. You must go thru a series of gate keepers. Only when you get to really know some one at the lender will you ever get a direct line and easy access.

Loss Mitigation inner workings
brief description
Default occurs, there are many different ways the process begins Loss mitigation solicitation teams calls, workout package sent on trigger (date driven), homeowner contact third party... send in loss mitigation package either retention (save homes) or liquidation (leave home) via fax or in some circumsatnces through mail. Package goes to opener (about 2 to 3 weeks to get through this step) and they verify if all docs are needed if not a letter is generated to inform of what is missing. If anyone callls in (package is received will be the only answer). Once a complete package is received and has been reviewed it goes to a negotiator. The negotiator will not touch a package for at least a week or longer depending on curent case load. Once they review the package they have to pull title, order BPO, look at finaicials, speak with homeowner or person of contact..., Negotiations begin once these steps are complete. Package is sent to QA to verify numbers..., back to negotiator to accept offer or counter, price set or workout approved moved to closer, works up package or demand letter now at least 4 weeks since fax. Closer makes contact sends docs and awaits scheduled closing date or a week or two for docs back for workout. Closes deal ... someties docs are put on hold for triage sale date within 2 days
fax is received, lenders do have a reputation of not being able to find faxes on occasion (fax black hole).

Loss Mitigation Inner Workings
Hi 877YouKeep
Thanks for the about 10 to 12 steps you outlined for the Loss Mitgation process. Proactively, the more complete and foolproof a workout paxkage is, the quicker it might close!
