...Mutual, denied a loan modification. Will someone help? I recently divorced and have 2 children. We have lived in our home 8 years. I can afford the payment now and wish to stay in our home. My credit is ruined at this point. Are there investors out there that would refinance me?

If you were denied a loan mod REAPPLY. Stay on them till they come around.

I don't know your specific situation but would love to help. I do not know if there is a way for me to do that on this forum without getting in trouble or being expelled though.

Did you pay for the loan mod you were denied? Or do it yourself?

If you paid for it, I'm sorry that you were possible ripped off. Go back to your lender and start a new loan mod app and do everything yourself.

Why were you denied a loan modification. If your mortgage payment is more than 38% of your monthly income, you shouldnt have been denied.
