Default Guaranteed Loan Modification

I would probably stay away from guaranteeing but we have been working so many deals that we know how to structure finances to get modifications done. We also know who will allow a loan modification and their terms. There is no way anyone can guarantee a modification because every investor is different. We know the rules and get deals done. We are also members of the Better Business Bureau.

Is there any info you can give me??? Maybe a guideline of what certain lenders are looking for as far as financials are concerned? Any tips? Anything would be a great help.
