Exclamation Researching Pre-Foreclosures

Ok, I went to the courthouse to research pre-foreclosures...so I could in turn market to these people for loss mit & short sales... what the heck am I doing wrong? I went in thinking that I was actually going to go to the clerk to get a list of pre-foreclosures or notice of defaults... instead they sent me to register of deeds.... where I needed names and addresses to find anything on the computer.... hmmmm now, I am lost... I thought there would be an area that I would just go in, and ask for pre-foreclosures, and I would have an option to "weed through" pre-foreclosures or nods that had been filed - I have always assumed that if I was going through register of deeds - it was because it was something that had been "recorded".... Please advise - I have evidently no idea what I am doing and neither do the people there I guess.... please help! I am willing to do some hard research - but am afraid I am already going about the wrong way! HELP

Default Foreclosure Lead Service

I am not too sure about any company that can manage getting leads out nationwide. That would be quite an undertaking to be able to get data from the courthouse in the thousands of counties nationwide. There are services that do multiple counties and some almost an entire state but there are still gaps. Anyone know of list services that are good please post here so others can research. Please do not drop a link but something like 877youkeep.com would be fine. it is when you add the To view links in this forum your post count must be 10 or greater. Your post count is 0 momentarily. I would like to avoid. I want to keep people on the site reading and not following links off the site and next thing you know you forgot where you are and lose the synergy from reading posts. thanks guys/girls we appreciate you.

There really are no great national lists. Some are better than others and they are better than nothing if you need something. You are better off trying to find something local. The key to any marketing is consitency. Even if you use a somewhat older list, you will get the ones that said no to the early callers and now are ready to do something. I like to hit my lists at key points in the timeline for my area. I contact them several times throughout the entire foreclosure process offering my services.

Default Foreclosure Bandit Signs

Reeves, that is perfect when I did mailings I used the same model and I was doing more deals than my local competitors. I also used to do signs, illegal in Jacksonville Florida. You can find me on public record with 37 sign citations, about $ 9,000.00 in fines. no longer doing signs.

Wow $9k! I always hear that signs work, but I could never bring myself to put them out. I prefer to mail. Maybe some day I will test some just to see what happens.

Default Foreclosure bandit signs

We used to go out on a Friday night have a designated driver and drink a few beers and make a party of putting out signs. I mean we did not get drunk or anything just a few beers in a with a few guys. Really cheap help to get signs out a few beers and laughs. The next morning the calls would start.

Gotta love signs gotta hate signs. 877 I have been to the county code enforcement office many occasions. I get blamed for signs that are not mine. I have a friend of mine in Lakeland that also had his share of troubles with the signs.

Personally I hate them. But they work. We are starting to use them again but just FRI-SUN night.

No Beer. Sober 15years.
