Default First thing tomorrow morning!

I'll take that challenge,
I am up so late reading this forum that I am really pumped up. Thanks for being such an inspiration. What have you ran into so far? What roadblocks am I up against?

The first thing I ran into that everyone should know is that I had to send in the Signed Authorization again because it was not dated. In this case I am going to put the client on the line in a conference call. Both husband and wife are on the loan so hopefully they won't require her on the line as well. Surely not right?? Never say Never right??

Default American Servicing Foreclosure

well the verbal authorization is good it only last for one phone call or one day depending on the mortgage company, typically one call. If that call drops which I have had happen before you have to get homeowner online again. Only one borrower is required to give verbal. As soon as you can get a written LOA (Letter of Authorization) and send in everyday for 3 days and call on the third day to verify receipt. Mortgage companies are notorious for losing important docs. Not intentionally just receive thousands a day.

Default Authorization

OK this is what I have found so far,
I called and spoke with a low level person to see if I could have a meaningful conversation and hopefully request a Loan Mod. Package. The borrower seems like they can afford the property since their working 22 Yr. old daughter and the DTi's work out so far. (Iknow, I know what you are going to say No DTI but I am still adjusting to this new business) Anyway they said they received the signed Auth. but needed it to be dated so they created their own letter and mailed it to the borrower along with their own Auth. Form specific to the transaction (I could get you a copy if you like) Simple stuff.

The weird part was they called the borrower and told him that they wanted to speak with him to workout the Loan Modification. He told them that he had a representative handling this (Me of course) and that they need to talk with me. Hence their letter. We are sending it back right now to get going. I am also going to cross-reference the contact info on my borrowers letter with the phone # you have on the Lender lists thread.

What have your experiences been? Come on Don don't save all of your secrets for the manual. You know I am going to buy it when it is available anyway but you keep holding us out. Jodee is really chomping at the bit too. Did I read somehwere earlier today that it was ready? I tried to find it briefly on your websites but they are a little confusing. Not that my website is great trust me. Mine is really just a page on my brokers website. I don't use this entity at all for the property retention business.

I need a great site and will throw some money at it once I find the design I need.
Anyway kickup the education America's servicing. Experiences, deals, roadblocks, etc.

ASC from what I understand has servicing depts in both NC and CA. I have contact info for the dept in NC. The dept in CA (from what I understand) is much more reasonable than the dept in NC.
Loss Mit Dept: 866-248-5719, 866-903-1053, 866-590-8910 (fax)
Auth to Release: 602-312-3905 (fax), 866-453-6315

have you had a successful workout with ASC? They are the toughest and very unreasonable. We have had success but it takes more resources than most to get it done.

Default ASC Phone numbers -more

I had to contact ASC again and the old numbers were no longer valid.
New phone numbers that worked today are:
loss mitigation 877-222-7875 customer svc. 866-674-1430
Authorizations faxed to 612-312-3905 and 612-312-4951 --do both--they lose them.

Post Help Me Please!!

I was just wondering if you had a good contact (direct person and name) in the Loss Mitigation for the company known as ASC (America's Serving Company)?
I am working with a seller who just moved out of their home and into a rental. Their 1st mortgage is with ASC and they are 2 payments behind and will not make any more future payments. We need a short sale and avoid foreclosure!

Default submitting a short sale package

Tina, you will be wasting your time and the loss mit time, you need to submit a short sale package and call after about 2 weeks. Although my advice is to send the same package everyday, lenders are notorious for losing faxes. Get the docs in and wait otherwise you will be wasting your time. Just a little inside info and looking out for your time.
