Can I get a Mortgage? What do I need?

What kind of things factor into getting a mortgage.My monthly Income is 2500 and i have hardly any debts. I live with my parents and i have a small down payment. I was looking at a house priced at $199,900. Would i be able to get anything? If not what things do i need? More income? better credit? How do they decide yes or no? what does one look at to make the decision?
