Drafting a Deed, with mortgage?

I'm confused about how to transfer ownership of a house when a mortgage is involved. I'm doing seller financing, so I wouldn't actually give them a deed until the mortgage is paid, right? So what get's recorded, a Note? A mortgage deed? The state is PA. Please link to a good source if possible.
