...bank to get a mortgage...is there any harm? My agent offered their preferred bank services to get a loan over mine due to faster transaction time and "supposedly" better rates. Is there a reason as to not trust those services or should I go and find my own?I've tried looking at the cons to it, but I just don't see any.

This is likely to be because the agent gets commission from the bank. You will almost certainly get better rates if you shop around.

I would definitely do my homework before taking any loans. Compare. Some real estate agents work with certain people. They help each other make a sale. My girl sold real estate and her friend sold mortgage loans. They helped each other out. This was all legal, no kick backs. Just friends working together.
