...records of mortgages & quit claim deeds ? upon search of recorded county records I keep seeing JTWSR next to the names...what does this mean ? & in state of michigan, if a poa is not registered, is it still legal ?

a poa is always legal, but it is usually up to the person or entity you want to honor it whether it needs to be registered (recorded) or not. in CA i have had to record a poa before they would even entertain the thought of honoring it. others, i have just sent a copy to and that was fine.
