Millions of people are in your same situation. Your lender is the last person you want to listen to in regards to qualifying for a loan modification. They lie and they are of no help. If they do give you a loan modification......trust me, it's not the best option that they could've given you. That' s why, although some people are successful in doing their own loan modifications, they still end up losing their home a few months later.

Lenders turn thousands of people away with no hope every day. A few hundred of those people will actually call an attorney who specializes in foreclosure assistance.
If you have some income (you said you can afford to make the mortgage payment), but your income is now causing you a hardship, you most likely can qualify for a loan modification, however, since your lender is turning you down, you may want to consider using an attorney that knows your rights as a borrower and can represent you and negotiate on your behalf.

I just worked with a woman in the same situation, she refinanced her home and rolled an equity loan into it she was able to pay off her car also and after eliminating 2 monthly payments (car and equity) her mortgage payment was the same but less bills, she then found an insurance co. that gave her a premium 1,000 less then she was paying in her mortgage and now her payments is $200 less. so same income less bills give it a try.
