My penniless friend died - left me her mortgaged house.

Discover she owes IRS 30k! What to do, save sell? She left nothing else to anyone, so basically I inherited "everything." Does this apply to the IRS debt, too? Is it now my debt? Desperately want to retain property at this time. Will the IRS allow payments? She was severely ill and did not attend to any business, including taxes.Thank you for any advice!
