forclosure help with ASC

The loan was sold to ASC Financial after lending with Fremont Bank. After the 3rd year, we approached ASC to re-negotiate the loan and lower the interest rate from 10%+ to a more reasonable rate. After several request, we attempted to refinance, but the property value does not qualify for a LTV of 80%. ASC Financial: Property will not allow a refi.
