Default How do i find a Real Estate Agent to sell my home?

The person I bought my home from works in a different county and works for a private company. Would it be difficult for her to sell a home that is 30 minutes away from her business?

Is it best to go with one of the bigger company's for better advertising? Coldwell Banker, Century 21, etc... I need to sell my home soon.

Pick based on the agent, not the company. Some agents make calls and push your property, some run a couple of ads, throw up a sign and wait for people to come to them (not sufficient in today's market). If you're happy with the agent you bought the house from give her a call and see if she's interested or can recommend someone for you.

Even with a bigger real estate company doesn't mean you will exactly get more advertising for your home. Each individual agent works independently and can advertise whenever and however they want. Letting the person you originally bought your home from list the home again doesn't mean she will actually be the one that sales it. Listings are put on an MLS system in which all realtors in your area can search and access information, pricing, and pictures of your home. If they have a client interested in the home then they will call your listing agent - whoever it may be that you choose, to set up an appointment to view the property. I recommend looking at local real estate magazines, catalogs, and your local newspaper at some of the advertising done by local realtors in your community. See who advertises the most, and how often, and find out what you like. Also advertising on the internet is very big these days, so it's good to find a realtor who has their own website or can advertise your home on the company's website for easy access to ppl across the country. You can also interview local agents. Pick out several that interest you and call them up, invite them to look at your property to get their opinions, and have them tell you how they would work for you and why you should choose them as your agent. With the market down like it is, it doesn't hurt to be picky! Good luck!

It really depends on who the Realtor is. If they conduct themselves professionally and handle business it doesn't matter how far they are. As long as they can get the job done. On the otherhand I would say someone who is more familiar with the area could more than likely do a better job. All in all you need to find a true full time realtor who has great communication skills. Through the entire process you should understand everything that's going on, a true realtor will make sure you do. You want someone who works hard that will not watch your home sit on the market.

As far as BIG company vs small company. I always suggest using a smaller company becuase you usually end up with the same resources but the realtors at the smaller companies are usually more hungrier and the smaller companies are more price friendlier. Instead of 6% sometimes smaller companies will accept 4% or their full 3% commission and you keep the other 3% if a buyer comes without a realtor.
