Default Could we get approved for a mortgage?

We live in Texas. I have a credit score of 580 (and slowly rising) with about $3,800 in delinquent accounts. I don't want to pay them off because they are two years away from coming off of my report. My husband, however, has outstanding credit. His score is 760 and he has no delinquent accounts. I have three major accounts in good standing and my husband has five. We are looking to buy a house towards the end of this year (2012) and will need a mortgage between $100,000 and $150,000. What are our chances?Thank you in advance!We will have just over the 3.5% needed down payment.I don't work. His income is the only income and he brings in just over $60,000 a year. Is it possible for him to apply for a mortgage on his own when we live in a community property state?
