The house can get sold or if one of the parties want it they can reapply for a mortgage of their own.

If it's a joint mortgage you are both responsible for the debt. However, if one person is living in the house and the other is not, a court order can make one person make the entire payment. I'd be very careful about that because if the other person is the one living in the house and they stop paying you'd still be on the hook. You may be able to sue the other person but the bank will want to be paid and come after you.
