Default Mortgage from lender associated with builder?

I am about to buy a home from a builder, and am in the process of getting mortgage loan. Builder is saying that in order to get upgrade incentives and closing cost incentives, we have to go with their lender. Is it mandatory to go with builder's mortgage lender? I understand about the closing cost, but will I not even be able to get the upgrades incentive if I choose a different lender? Is it a common practice for the builder to link both upgrades and closing costs incentive with their lender? If i have to go with the builders lender, then how to negotiate for the good rates from them (Wells Fargo) that other competitors are offering? Does Wells Fargo match up other competitor's rates?
