Is it better to have a prior relationship with the...

...bank that you seek your mortgage from? I'm curious if it makes any difference if you apply for a mortgage with a bank that you've had accounts with for several years? Do banks give any incentive for mortgage seekers that have been their loyal customer for several years or does it not make a difference? Thanks!
