mortgage porting help?

i currently have a mortgage, and i have seen a house that i am interested in.and i was wondering if porting my mortgage to a lower loan is possible.For example, if i have £100,000 mortgage left, and i saw a house for £90,000. would i be able to port my mortgage? or does it only work if you are trying to buy a house of more value?
