Default Can we get a Mortgage?

here is the deal, my wife has good credit, 750ish, and lost her job a year ago. I had 600ish credit, but a real good job. I kept her bills current for a year and my credit went down under 550 i basically bombed my credit to salvage hers (better rating). Now she is working, and we want to buy a house and THEN sell our current house. We have more than 40% equity in our house (consisting of about 80,000). We have 25% cash to put down on a new house, looking for a mortgage of 200,000 after we buy. The problem is, they won't even consider my income in the qualification process (80k income for me, 120k combined) due to my credit. So my wife has to qualify on her own income. Can we consider our current house a "rental" house (or investment property) with me renting it in order to show more income for her to qualify for the purchase?Ok, so let's say i have someone who will rent the property until we sell it? We're on a timeline to move, and 2 years for my credit to rebound isn't possible.ok, more info. We've got 2 properties now, we had 3 (got married 2 years ago, i had a house she had a house, and she inherited a house). when the inherited property sells we'll have about 100k, plus the 70k or so in the house where we live. The rush to move is we're in the wrong school zone for my son coming up here. I suggested we rent an apartment to zone him into the school we want, but my wife insists on buying now. I know it's general info, but you don't really want to post a loan application on the web when you're reviewing options to figure something out. I guess it's Just frustrating that my income can't be a consideration according to the mortgage broker we're trying to qualify with.
