Default Mortgage and Deed Name Transfer Question?

Here is my situation any help would be appeciated:My dad and I jointly own the residence I am living in now. The property is worth approximately $350,000 and there is a loan for about $240,000 of that. Both my dad and my name is on the loan. My dad would like to transfer the deed of the house and the mortgage solely to me. I am a medical school student and have great credit (FICO 760). We were wondering A) what is the process to do this and B) would the lender likely have a problem with us doing this. We have been making payments on the house for about a year now and have always paid on time and generally pay more than what is due to knock down some of the principal.Is a novation possible in this circumstance?

With the mortgage rates at a all time low 3.38% you may want to refinance at the same time.if socall a mortage broker.If not you willprobably need the svc. of a title co.
