What kind of mortgage can I afford?

I'm articling and only make 49k a year before taxes right now. The problem is that everything costs 270k for something that does not look like it is going to fall down. I am looking to get a place with an additional room and rent it for $700/month.What kind of mortgage could I afford and at what rates?
