Question about buying a house without a mortgage?
My husband and I are wanting to purchase a house under 60,000 dollars in our area, and we have 15,000 dollars saved as a down payment, and we are getting 45,000 from an insurance settlement NEXT august. We cannot get a mortgage because ONE guideline says that if your job is commission based you have to have had that job for 2 years. Our loan officer told us even the state funded housing programs have this guideline. THe thing is, we dont really NEED a mortgage we just thought that was the way we would have to go, however a member of our family suggested we try to work out an agreement with the actual seller of the house, either rent-to-own or just giving then the 2 lump sums. We know we'd have to contact an attorney, and everything like that... my question is, we've looked at several houses with our Realtor, and we're pretty decided on on house we'd like to have, now, I'm wondering if I should contact our agent to get in touch with the seller, or the actual agent selling the house? Because my family member said that Realtor won't get a commission in a rent-to-own agreement. Our Realtor is wonderful and he actually showed us this house TWICE, and I"d feel terrible if this is true.Any advice or general help is MUCH appreciated. No rude answers please, I'm not having the greatest day, being turned down for a mortgage and all.The 45K is coming in august 2010, and we have legal documents saying its coming. We've tried borrowing on it but no one wants to give us more then like 30K and that just not worth it to us.and yes, we could manage 450, both of our cars are paid off and we really don't have many bills, besides we're paying 600 in rent right now.
