Default I need to refinance before foreclosure

the loan rates are really low my issue is that I owe about 90% of my current home value. Help me understand my options with refinancing, given that most lenders, including my current have added stringent measures? With all of this said I do not want to pay high closing cost.

Default Hope for Homeowners refinance

the government just rolled out the Hope for Homeowners Program and they should be funding soon. Currently there are not any lenders working the program but they will soon. go to the site
