Few FHA streamline refinance questions.?
What is a ballpark figure of what this should cost me. I bought my condo 2 years ago for about 140 at 6% and have only knocked off like 2k in principle. Based on those figures what should I expect this to cost. I do currently have an FHA loan.I looked at bankrate.com and there seems to be a decent amount of lenders offering 4.7-5.0% APR, which would save me from 100-130 a month. My questions...When they list "fees in APR", are these the only fees I will be paying?Will my mortgage principle increase from my current balance, or is that why the APR is higher than the rate; or is it a combination of the two?I have read that the principle cannot increase higher than your original loan amount, is this true?I also read you cannot have had any late payments. I dont usually pay by the 14th (the grace period) but have always made the payment in the month its due. Does this disqualify me?Basically what Im looking for is to stay at a 30 year fixed, while dropping my payment at least 100/month. At a 5% APR with my current balance, this is possible. But if they increase my principle AND I cant get at least a 4.8% rate, then the savings drop below my personal goal of the 100/m.No, I dont know how long I plan to stay, nor do I care. At this point 100 in savings is more important to me than the lousy 2k in equity. And yes these may be some pretty simple questions but for a first time owner with no one to ask, I gotta turn to yahoo answers. Id rather get some answers from people who do not stand to gain anything than some broker who would just tell me whatever the hell I want to hear.Thanks
