Ok I am in desperate need of some advice...my brother passed away in October of last year. He purchased a townhouse and had some small equity built up in it. My Mom made the mortgage payments for months and only missed 4 or 5 payments. She missed the payments because the bank told her due to the small amount of equity in the home she should just let it go into foreclosure. The taxes went unpaid because she completly forgot about those. I was living in Florida and she had asked me to come back - live in my brothers old house (since no one was there and it is just sitting here anyway) and help her to get caught up on everything. ie it would be like I am taking over the house. She called the bank once my family moved in asking how much is owed and when it is due by. They told her the house is already in preforclosure (even though she never received any letters) they told her even if we were to pay up to date the mortgage and the taxes there is no guaranty that we can still keep the house. They recommended we wait until the house goes up for auction. What are my options here...what can we do? In my brothers will he left the house to her and also made her executer of his estate....Are we now considered squaters?

...on it after foreclosure? I've heard that once you pay taxes on a home that is late/behind in these, the house then belongs to you. ---Is this true in the county/state of Bexar/Texas?---What is the catch? (IE If the house loan wasn't ever paid, do you have to then take the loan over and pay for the house, or it is just the taxes and then whatever money you need to maintain the home/insure it/etc???)---If this is for real and allowed in Texas, where would I go to find out what properties haven't paid their taxes? What else do I need to consider when/if I were to do this? Please send me links to help!! :)

I make an offer on a house for $149K plus the seller pay for closing cost, got a counter offer back asking full price and they only pay 6K toward closing. I then counter back as 152K and later receive an email from my realtor state they accept the offer and want me to sign some paper. However when I receive the paper it didn't the price that I offer it a full price. Call my realtor back and she call the listing agent , and the listing agent said she was working on so many file and thought that the price I offer. she has to call Fannie mae and they now decline the offer. The house only been in market for 1 weeks, no other show and no offer yet( as my realtor told me) . Now what I need to do should I wait or accept offer ( it a good deal for property but I still want a bargain, since I have to put more money in the house to fix and change a few things). Please tell me anythere thing I can do since the listing agent make a mistake. Thank alllThe listing price is $154900, and my 1st offer was 149K, then I go up to 152K. Call my realtor and let know that I wanted to counter offer she then call the listing agent to let the seller know. There is not misunderstand between me and my realtor, the problem is between my realtor and the listing agent of the house.
