told that I should do a short sale even while I file bankruptcy? I was trying to keep my property that I own but the property has already reach foreclosure status. I was told it would be best that I file bankruptcy and do a short sale on the property so the bank would not come after additional money that is owed on the property. Could you please tell me what is the first thing that I should do? Any help is greatly appreciated. Thanks in advance

...have a few questions i would like answered.? We found the house of our dreams, but it is a short sale,it has been on the market 210 days. They are asking 179,900. We want to make a very low offer on the house like 140,000. Would they possibly accept a offer so low on a short sale? Our realtor made it sound like a joke to offer so low even on a short sale. He said you should offer at least 94 percent of what their asking. But if its been on the market that long, wouldn't we have a chance possibly???

...refinancing my under water mortgage? A few years ago, I refinanced my current place, taking the equity out of it to pay off another house I have which I rent out. My current place was valued at about $245k by the bank. The mortgage from my rental was then moved to my current place. I did this because the resulting interest rate was lower than before and saved me some money in monthly payments. My current mortgage on my current place is about $185k. However, due the recent market conditions and all the short sales here, my place is now valued at only $115 to $120k. It was more than cut in half!!..So I am about $65k under water. I do not plan to walk away from this. Since interest rates are even lower now than when I refinanced...is there any way I can take advantage of this?

card debt? This is for US answerers only okay?I have a new 10% down mortgage and pay $165/mo in PMI (private mortgage insurance). I have $10000 debt on a credit card at about 7.5% interest. We use this card for every day purchases and usually pay it off each month, but had to assume some debt to stay liquid for the purchase of this home.Should my priority be to pay down mortgage asap to build up equity or pay down credit card debt? I enough on hand to pay off credit card completely. But not enough to reach 20% equity. (would need another 19K, an amount we could reach in a year or so with extra payments)Should we stop using the card for everyday purchases? or keep using card and diverting that cash to pay down mortgage? Thanks in advance

...mortgage and still let me move in the building? I am living in a building that is going up for sheriff sale in December. I moved in this building in April. For the past two weeks my neighbor (who lives upstairs) and I have been getting mail saying that the owner owes $140,256 (mortgage) on the building and the building will be auctioned off. It's obvious that he has not paid his mortgage in years. Then yesterday I received a piece of mail from the city's water department threatening to shut the water off because he owes them $2,624. I called the number listed on the letter to gain information about this situation and the woman told me that the water bill has not been paid since early 2009 and that the water is now on ILLEGALLY. Also I have a leak my ceiling which is coming from the bathroom of my neighbor. He never fixes anything. So, my question is, What should I do about RENT because he not paying the bills on the house and it's obvious he doesn't care about the building.I don't have any money saved up to move. I have no where to go. But I am not going to pay. he can forget that. And to the person whose saying "Pay"...Why should I. He's not doing anything with the monsy He doesnt fix anything, doesnt pay bills. So it would be pointless just to give away my money.
