Default Deed In Lieu

I am not an attorney but a loss mitigator and can tell you that unless the same bank owns both of the mortgages you will not be able to give the house back (Deed in Lieu). In order to do a deed in lieu you have to have clear title meaning no liens or judgments. Not sure how many Real Estate Attorneys post on forums but if there is one here I am sure there will be plenty of space for Q&As.
