It really depends on who the Realtor is. If they conduct themselves professionally and handle business it doesn't matter how far they are. As long as they can get the job done. On the otherhand I would say someone who is more familiar with the area could more than likely do a better job. All in all you need to find a true full time realtor who has great communication skills. Through the entire process you should understand everything that's going on, a true realtor will make sure you do. You want someone who works hard that will not watch your home sit on the market.
As far as BIG company vs small company. I always suggest using a smaller company becuase you usually end up with the same resources but the realtors at the smaller companies are usually more hungrier and the smaller companies are more price friendlier. Instead of 6% sometimes smaller companies will accept 4% or their full 3% commission and you keep the other 3% if a buyer comes without a realtor.
